San Carlos moved faster even with rates above 7%
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is the number most people expect to slow things down. In San Carlos, it did not.
The Real Estate Data Aggregator counted a median of 21 days on market in ZIP 92119 for the three months ending August 31, 2026. That is 17 days shorter than the same period in 2025. Homes are not sitting.
Nearly 4 in 10 homes went pending in two weeks
The Real Estate Data Aggregator found that 39% of San Carlos homes went under contract within two weeks of listing. That share is up 8.9 points from the same months of 2025. Well-priced homes are finding buyers quickly.
Prices held, and sellers got close to asking
The Real Estate Data Aggregator put the average sale-to-list ratio at 99.6% for the three months ending August 31, 2026. That is up 0.4 points from the same period in 2025. Sellers are not giving much away.
The median sale price in ZIP 92119 was $987,000, up 5.7% from the same months of 2025. The Federal Housing Finance Agency reported U.S. house prices rose only 2.6% in the year ending July 2026. San Carlos outpaced that national figure by a wide margin.
The national picture looks different
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026. That was the highest share since October 2022. San Carlos is not following that pattern right now.
CNBC reported that a monthly payment on a median-priced U.S. home took 33% of a median family's income in 2025. That was 26% in 2022. Affordability is a real pressure across the country. San Carlos buyers are still showing up despite it.
What this means if you are selling
Speed here is real, but it is not automatic. The Real Estate Data Aggregator counted 90 new listings in ZIP 92119 over the three months ending August 31, 2026. That is up 3.4% from the same period in 2025. More listings means your price has to work as marketing from day one.
The 21-day median is an average across all 76 homes that sold. Some moved in days. Some took longer. Presentation and price still decide which side of that line a home lands on.
What this means if you are buying
With 1.8 months of supply and 45 homes for sale, choices are limited. The Real Estate Data Aggregator found 39% of homes went pending within two weeks. If you see something priced right, it may not wait for a second showing.
