Rancho San Diego prices stayed nearly flat while San Diego edged up
Redfin reported San Diego home prices rose 4.0% year over year in September. That is the county story. Rancho San Diego tells a different one.
The Real Estate Data Aggregator counted 79 homes sold in ZIP 92019 in the three months ending August 31, 2026. The median sale price came in at $815,000. That is down 0.5% from the same period a year earlier. So while San Diego as a whole moved up, Rancho San Diego held nearly flat.
What the local numbers show
Fewer homes sold, but the ones that did sell moved faster. The Real Estate Data Aggregator shows the median days on market dropped 7 days compared to a year ago. Homes that sold, sold quickly.
Prices held, but fewer buyers closed
The Real Estate Data Aggregator counted 89 pending sales in the three months ending August 31, 2026. That is down 19.1% from the same period in 2025. Fewer buyers are getting to the finish line. Realtor.com reported that mortgage rates topped 7% in September 2026 for the first time since January 2025. That matters. Rates at that level slow decisions.
Supply crept up, demand pulled back
The Real Estate Data Aggregator counted 77 homes for sale in ZIP 92019 during the three months ending August 31, 2026. That is up 10% from a year earlier. New listings rose too, up 4.5% to 117. More choices for buyers is good. But pending sales fell 19.1%. That gap between supply rising and demand falling is worth watching.
Nearly 4 in 10 homes sold above list price
The Real Estate Data Aggregator shows 39.2% of homes in ZIP 92019 sold above list price in the three months ending August 31, 2026. That is nearly 4 in 10. The average sale came in at 99.7% of list price. Sellers who priced right still got close to what they asked.
What this means if you own here
The county number is not your number. Rancho San Diego ran its own race in the three months ending August 31, 2026. Prices barely moved. Homes sold faster than a year ago. But fewer buyers closed. Realtor.com reported that nationally, 20.8% of listings had price reductions in September 2026, the highest share since October 2022. List price is now a marketing decision, not just a wish.
And one more thing: the Real Estate Data Aggregator shows 39.3% of homes went under contract within two weeks of listing. That share dropped 1.6 points from a year ago. Priced right, homes still move. Priced wrong, they sit.

- San Diego overall rose 4.0% per Redfin.

- The numbers above are a starting point, not a verdict on your home.
