Lakeside buyers are more selective, so list price matters more
The one fact that changes what a Lakeside seller should do right now: the Real Estate Data Aggregator counted 80 homes for sale in ZIP 92040 during the three months ending August 31, 2026. That is up 11.1% from the same months in 2025. More choices for buyers means your list price has to earn attention on its own.
More inventory, more patience from buyers
The Real Estate Data Aggregator counted 77 homes sold in ZIP 92040 during those three months. That is down 11.5% from the same period in 2025. Pending sales fell even more, down 19.1% to 76. Buyers have more to look at and are moving more carefully.
Nationally, Realtor.com reported that 20.8% of listings had price cuts in September 2026, the highest share since October 2022. That is the backdrop Lakeside sellers are working against.
The homes that sold still did well
Here is the part that matters: the homes that sold in Lakeside were priced to sell. The Real Estate Data Aggregator put the average sale-to-list ratio at 100.6% for the three months ending August 31, 2026. That is up 1.4 points from 2025.
Nearly half of all closed sales went above asking price. The Real Estate Data Aggregator counted 48.1% of homes selling above list, up 11.3 points from the same months in 2025. That does not happen by accident. It happens when the price is set right and the home is ready.
Speed still rewards the right price
The Real Estate Data Aggregator found that 32.9% of Lakeside homes went under contract within two weeks of listing. That share is up 5.2 points from 2025. Quick contracts still happen. They go to homes priced to compete, not priced to negotiate down.
Mortgage rates are not helping buyers stretch. Realtor.com noted rates climbed above 7% for the first time since January 2025. The Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. Lakeside's 1.2% price gain is more modest, which keeps it real for buyers who are watching every dollar.
What this means if you are thinking of selling
Buyers in Lakeside have more homes to compare than they did a year ago. They are deciding online first. The showing confirms what they already saw on the listing. If the price looks off, many will not schedule a showing at all.
The median sale price in ZIP 92040 was $820,000 for the three months ending August 31, 2026, per the Real Estate Data Aggregator. But a ZIP code median is a starting point, not a price. Value in Lakeside shifts by street, by lot, by whether a structure is permitted, and by what the septic or electrical situation looks like. An algorithm cannot see any of that.
- Lakeside still closes deals, and nearly half go above asking.
- But inventory is up, sales are down, and buyers are patient.
- The homes that win are priced right from the first day online, not adjusted after two weeks of silence.
One street can read very differently from the ZIP code as a whole. If you want to know where your home sits against what actually closed near you, reach out.
