Jamul has more listings, but well-priced homes are still moving
These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 27 homes for sale in ZIP 91935, up 50% from the same period last year. More supply means your list price has to work as marketing from day one.
More listings arrived too. The Real Estate Data Aggregator recorded 24 new listings in the quarter, up 60% from the same quarter in 2025. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Jamul's increase fits that wider trend.
Fewer sales, but the homes that fit are still moving
The Real Estate Data Aggregator counted 20 closed sales, down 16.7% from a year ago. That is a real dip. But 21 homes were pending as of the same period, up 10.5%. Buyers are still making decisions. They are just being careful.
Nearly 3 in 10 Jamul homes, 28.6% to be exact, went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share is up 7.5 points from a year ago. The homes that are priced right are not sitting.
Price and speed: what the numbers show
The Real Estate Data Aggregator put the median sale price in ZIP 91935 at $1,050,000 for the quarter, up 7.7% from the same period in 2025. That is meaningful growth, even as fewer homes closed.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Jamul's 7.7% gain ran well ahead of that national pace.
Homes sold at 99.2% of list price on average, according to the Real Estate Data Aggregator. That is nearly full price. Sellers who priced well did not have to give much away.
Median days on market held at 38 days, unchanged from a year ago. More supply did not slow the typical sale down.
Above-list sales dipped, but 35% still happened
The Real Estate Data Aggregator shows 35% of Jamul homes sold above list price. That is down 6.7 points from a year ago. Still, more than 1 in 3 homes got over-ask offers. That does not happen when buyers feel no pressure.
Rates and the national picture
Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. That affects how buyers qualify and how they feel. It is part of why fewer homes are closing nationally.
Nationally, Realtor.com also reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Jamul is not immune to that pressure. A price that feels right to a seller may feel wrong to a careful buyer watching rates.
What this means if you are thinking of selling in Jamul
More listings means more competition. The Real Estate Data Aggregator shows 4.1 months of supply, up 1.8 months from a year ago. That is not a flood, but it is more than buyers had last year.
In Jamul, details matter more than the ZIP code average. A permitted guest house reads differently than an unpermitted one. A home on a well reads differently than one on a water district. Septic condition, hillside grading, panel age: buyers here know to ask, and their agents know to check. An algorithm does not see any of that.
- Jamul has more homes for sale, and fewer are closing.
- But the ones priced right are still going under contract fast, selling at nearly full price, and sometimes above it.
- The median price is up 7.7% from a year ago.
- The market is not broken.
- It is selective.
- List price has to be honest from the start.
One more thing: the Real Estate Data Aggregator covers all of ZIP 91935. One street, one ridge line, or one set of permits can read very differently from the ZIP code as a whole. If you want to know what your specific property looks like against what actually sold, reach out.
