El Cajon prices dipped while many homes still sold at asking or above
One number can tell two stories at once. The Real Estate Data Aggregator counted 92 homes sold in ZIP 92021 in the three months ending August 31, 2026. The median sale price was $750,000, down 6.3% from the same months of 2025. That sounds soft. But the average sale closed at 100.2% of list price, up 0.3 points from a year before. A lower median did not mean sellers were giving ground. It means the mix of homes that sold shifted.
The Real Estate Data Aggregator shows 45.7% of homes in 92021 sold above list price, up 0.5 points from a year earlier. That is nearly half. Nationally, the Federal Housing Finance Agency reported U.S. house prices were up 2.6% from July 2025 to July 2026. El Cajon's median moved the other way. But the sale-to-list story says buyers were still competing on the right homes.
Homes that priced right moved fast
The Real Estate Data Aggregator found that 40% of homes in 92021 went under contract within two weeks of listing. That share jumped 10.3 points from the same period in 2025. Median days on market was 21 days, six days shorter than a year before. Speed was there for sellers who priced to the market.
More choices for buyers, more pressure on list price
The Real Estate Data Aggregator counted 90 homes for sale in 92021, up 20% from a year before. New listings rose 12%, reaching 131 in the same period. More supply gives buyers options. Realtor.com reported that 20.8% of listings nationally had a price cut in September, the highest share since October 2022. That is the national picture. In 92021, list price still has to work as marketing from day one.
Pending sales in 92021 came in at 100, down 9.9% from a year before. Fewer buyers are starting the process. Realtor.com also noted mortgage rates surged above 7% for the first time since January 2025. CNBC reported that a monthly payment on a median-priced home was roughly 33% of a median family's income in 2025. Rates and affordability are shaping how buyers move, not whether they move at all.
What the median price does not show
A ZIP code median is a summary, not a verdict. In El Cajon, value can shift by street, by lot, by whether a structure is permitted, and by the age of the plumbing or panel. An algorithm cannot see any of that. The median fell 6.3%. But 45.7% of homes still sold above list. Those two facts live in the same ZIP code at the same time.
