College Area prices stayed flat while national price growth kept rising

The Federal Housing Finance Agency reported U.S. home prices up 2.6% year over year through July 2026. College Area moved a fraction of that. The Real Estate Data Aggregator put the median sale price in ZIP 92115 at $843,000 for the three months ending August 31, 2026, up just 0.4% from the same months a year before. That gap matters. A national number tells you nothing about one street in College Area.

Prices held, but the pace of sales slowed. The Real Estate Data Aggregator counted 101 homes sold, down 12.2% from the same period in 2025. Pending sales fell 13.1% year over year as well. Buyers are still here. They are just moving more carefully.

Rates are making buyers think twice

CNBC reported the 30-year fixed rate rose from 6.8% to 7.6% during September 2026. By October 21, CNBC put the average contract rate at 7.41%. Realtor.com noted rates topped 7% for the first time since January 2025. That is the backdrop every buyer in College Area is working against right now.

CNBC also reported that mortgage purchase applications fell 7% in a single week and were 18% lower year over year. Fewer applications means fewer buyers in the pool. That is part of why homes in College Area sat 14 days longer than they did a year ago, according to the Real Estate Data Aggregator.

List price is doing real work now

The Real Estate Data Aggregator shows homes in ZIP 92115 sold at 98.9% of list price on average. That is close, but it is down 1.1 points from last year. Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, up 0.9 points year over year. College Area is not immune to that pressure. A price that looks right on paper still has to look right to a buyer who has more choices and more time.

Some homes still moved fast

The Real Estate Data Aggregator found that 34.5% of College Area homes went under contract within two weeks of listing. That share was actually up 0.6 points from a year ago. And 27.7% of homes sold above list price, even as that share fell 5.3 points year over year. Not every home is sitting. The ones priced well for their specific block are still finding buyers.

A Zestimate will not catch what matters here

College Area housing stock is old and varied. An algorithm cannot see whether a structure is permitted, whether the plumbing is copper or galvanized, or whether a panel has been updated. Those details move the price on a specific home more than any ZIP code average. The Real Estate Data Aggregator counted 118 homes for sale in ZIP 92115 during this period. Buyers have options. They are reading the details.

In short
  1. College Area's median price held at $843,000 while national prices climbed 2.6%.
  2. Sales slowed, days on market grew by 14, and buyers are careful.
  3. But a third of homes still went under contract in two weeks.
  4. The price and the property details are doing the heavy lifting.
  5. One street can read very differently from the ZIP code average.
