Alpine inventory stayed tight, but list price had to work
The one fact that changes what you should do: only 32.5% of Alpine homes sold above list price in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is down 7.5 points from the same months in 2025. Low supply alone did not hand sellers a premium. The list price had to earn it.
Nationally, Realtor.com reported that 20.8% of listings had price cuts in September, the highest share since October 2022. Alpine did not mirror that. But the direction here moved the same way: buyers are comparing, and they have more room to do it.
What the numbers say about Alpine right now
The Real Estate Data Aggregator counted 40 homes sold in Alpine in those three months. That is down 11.1% from the same period in 2025. Fewer closings, but the median sale price rose 21.6% to $1,125,000. Those two facts can both be true. Fewer homes sold at higher prices is not a contradiction. It just means mix matters.
Tight supply, but homes took longer
The Real Estate Data Aggregator showed 3.8 months of supply in Alpine, down slightly from a year before. That is still a seller-leaning number. Yet the median days on market was 36 days, which is 9 days longer than the same months in 2025. Buyers are not rushing. They are watching, comparing, and deciding on their own timeline.
The Real Estate Data Aggregator found that 32% of Alpine homes went under contract within two weeks of listing. That share is up 3.8 points from a year before. So the fastest homes are moving faster. The ones priced off-market are sitting longer. That gap is the story.
Pending sales point forward
The Real Estate Data Aggregator counted 50 pending sales in Alpine for those three months. That is up 28.2% from the same period in 2025. Demand is there. Buyers are active. But CNBC reported the average 30-year fixed rate dropped to 7.41% as of October 21, 2026, down from 7.50%. That is still high. It shapes how buyers think about price.
What this means if you own in Alpine
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Alpine's 21.6% median price gain over the same window is a different story entirely. But that gain lives in the median. Your home on a specific street, with its own lot, its own structure, its own permits or lack of them, sits somewhere inside that range. The median does not tell you where.
Alpine homes often come with details an algorithm cannot price: septic systems, hillside grading, older electrical panels, unpermitted additions that have been there for decades. These are normal here. An agent from outside the area may treat them as problems. A buyer who knows Alpine treats them as part of the deal. That difference can be the difference between a sale and a cancelled escrow.
- Alpine supply stayed tight through August 31, 2026. The median price rose 21.6%.
- But homes took 9 more days to sell than a year ago, and fewer sold above list.
- List price is part of the marketing now.
- Price it right for Alpine, not just for the ZIP code.
One more thing: Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is a national headline. It does not tell you what your Alpine home is worth. But it does tell you that buyers are doing more math before they make an offer. Your list price is the first number they see.
The Real Estate Data Aggregator covers all of ZIP 91901. One street can read very differently from the ZIP code as a whole. A hillside lot on the east side of Alpine is not the same market as a flat parcel closer to town. If you want to know where your address sits inside these numbers, reach out.
